SloveniaVillas is a website of TriesteVillas srl. You will not find faces here: you will find the method, the numbers and where we stand with Slovenia.

How a home reaches the person who buys it.

    Analysis

    Documents, land registry and nearby sales. Before we write a line we know what we are presenting, weak points included.

  2. 02

    Survey

    Photographs, floor plan and a 3D tour: the home can be visited from Munich before anyone travels.

  3. 03

    Story

    Texts in four languages and a film of the home, with its limits stated.

  4. 04

    Publication

    The same listing in Italian, English, German and Slovenian, with the use of AI on the photos declared photo by photo.

  5. 05

    Private Collection

    Homes that never go on the portals reach only those who have signed up, with a personal login.

A CRM built in-house

Enquiries, viewings, homes and documents live in one system we wrote ourselves, which keeps the memory of every contact.

Four languages, always

Italian, English, German and Slovenian for every listing: a buyer from Munich reads it in German, someone living in Koper finds it in Slovenian.

Films and 3D tours

A home can be visited before the journey: 34 triestevillas.com listings have a Matterport tour.

AI, declared

When a photo is retouched with artificial intelligence we say so, photo by photo: 1,789 photos have their record today.

Where we stand

Today we do not broker in Slovenia. Here is why, and what it takes.

In Slovenia, property brokerage is governed by its own law, the ZNPosr. Even just putting a buyer in touch with a seller is brokerage (ZNPosr, art. 2, p. 3).

It requires an agent listed in the register, the imenik (ZNPosr, art. 3), and liability insurance of at least €150,000 per claim and €350,000 a year (ZNPosr, art. 6). The register lists 2,911 agents today.

The possible routes

  • A

    Occasional cross-border services

    An agent qualified in Italy files a declaration with the ministry (prijava) before the first transaction, or applies for the European Professional Card. ZNPosr, art. 7.b

  • B

    Establishment in Slovenia

    Recognition of the Italian qualification, possibly with an aptitude test in Slovenian. ZNPosr, art. 7.a

  • C

    Alongside local agencies

    Contracts, documents and deeds with licensed Slovenian agencies. Even then we need a registered agent: introducing a buyer is already brokerage. ZNPosr, art. 2, p. 3

Which route, or which combination, we will decide with a Slovenian lawyer. The start is planned during 2027.
