Five homes already analysed

We looked at them at the owners' request, without signing anything.

In September–October 2026 owners asked us to look at five homes: three in the hills of Koper and two on the Karst. We do not say which or where: they showed them to us, not to the public.

For each one we read the land registry, the sales recorded in the area in the public GURS register, and what the buyers who write to us in Trieste are looking for. None of it became a mandate, and none could: today we do not broker in Slovenia.

It is the work we know how to do. When we start, during 2027, we will do it with a registered agent and with licensed local agencies.

In Slovenia, property brokerage is a regulated activity. Until we are registered, this is where the line is.

Today

  • We collect your introduction: municipality, type, a few lines and a link, if there is one.
  • We keep you informed until we start, during 2027, in Italian, English or German.
  • We show you how we work in Trieste, with real homes and real numbers.

Not today

  • Mandates and brokerage contracts.
  • Commissions or fees of any kind.
  • Introducing buyers, even informally.
  • Site visits and recommended prices.

Under Slovenian law, even putting a buyer in touch with a seller is brokerage (ZNPosr, art. 2, p. 3). Brokering requires an agent listed in the register and insurance of at least €150,000 per claim and €350,000 a year (ZNPosr, art. 6).

    Registration and first mandates

    With an agent listed in the Slovenian register. For contracts, documents and deeds we will work with licensed local agencies; we bring the storytelling, the marketing and the demand from abroad.

    First, those who came forward

    The first calls will go to the owners who introduced their home before everyone else.

What owners ask us.

Why introduce my home now?
Because when we start, during 2027, the first homes we present will be the ones we already know. Introducing yours today does not bind you: you sign nothing and can withdraw whenever you like.
How much does it cost?
Nothing. Today we neither ask for nor accept any fee: we do not broker in Slovenia yet.
Do I have to end my contract with my agency?
No. Today we sign nothing, so there is nothing to end. If your home is already on sale with an agency, say so in the form: it helps us understand, and we contact no one on your behalf.
Which language do we speak?
Italian, English or German. We reply from Trieste.
What do you do with my data?
We record it in the TriesteVillas CRM and use it only for this home and to tell you when we start. We do not pass it to Slovenian agencies without your new consent. The details are in the privacy notice.
