How we calculate

For each area we take the price per square metre of usable space in market sales registered by the Slovenian state (GURS, Evidenca trga nepremičnin): the median and the two quartiles, P25 and P75.

Your budget divided by the median gives the central floor area; divided by P75 and by P25 it gives the band, i.e. the space you buy among the dearer and the cheaper homes of the area.

The floor area is the usable cadastral area, net: a listing quoting gross metres shows larger numbers. For houses the price includes land and outbuildings, so the reachable area is an order of magnitude. The registered price does not include the transfer tax (2%).

We publish an area only with at least 15 sales, never a single sale. For municipalities we also show how many houses have sold since 2021 in your budget band: it tells you whether that market really exists.
